Most ceiling stains in Malaysian homes are not caused by a tile failure. They are caused by an overflowing gutter that has been quietly choked by frangipani leaves and a season of monsoon silt. Cleared on schedule, gutters quietly do their job for a decade.
Clear, flush, check, note.
A standard visit takes roughly two hours for a single-storey house and three to four for double-storey. The gutters are hand-cleared (no leaf-blowers, which scatter wet debris over the garden), the downpipes are flushed with water, and the brackets and joints are inspected for the next twelve months.
- Hand clearance of leaf litter, twigs, monsoon silt and any nesting material.
- Downpipe flush with a hose to confirm every run drains clear to the storm drain.
- Bracket and joint check, with small repairs (re-fastening, sealant re-bedding) included free up to four points.
- Garden tidy of any debris that lands during the work — you should not be able to tell we were there.
Two visits a year, planned around the monsoons.
March / April
Pre-southwest-monsoon clear. The big debris of the dry season is out before the May to September rains.
October / November
Pre-northeast-monsoon clear. The leaf-fall of the inter-monsoon is out before the heavy November to February storms.
After unusual weather
If a haze episode or storm has dumped material, a short extra visit can be booked at half the normal rate.

At the end of each calendar year we issue a one-page note: bracket condition, joint condition, recommended remedial work, if any.
