A full re-tile, planned to the day and tidied to the tile.

The decision to replace a roof is rarely taken lightly. We work to make it feel less like a renovation and more like a piece of disciplined infrastructure work: short timeline, daily updates, no permanent disruption to the house.

What we re-do

Everything above the ceiling slab, replaced or re-certified.

A real re-roof is not just new tiles on old timber. We strip down to the trusses, check every batten and rafter, replace the felt or membrane, fit new flashings and only then re-tile. Anything we re-use is photographed and noted in the hand-over file.

  • Complete strip-down with old tiles bagged or palleted for disposal/recycling.
  • Batten and rafter inspection, with photographs of any timber needing replacement.
  • New breathable membrane (DuPont Tyvek or equivalent) and new aluminium flashings.
  • New tiles from a single batch — ridge caps, hip tiles and field tiles all from the same firing run for colour consistency.
  • Ten-year workmanship warranty on the installation, with the manufacturer warranties on materials handed over separately.

A typical ten-day replacement on a double-storey home.

Days 1–2: Strip

Tiles removed in sections, transported to the ground, palleted for disposal. Old battens and membrane lifted on day two.

Days 3–4: Inspect

Trusses and rafters checked, photographs sent. Replacement timber cut and treated on day four.

Days 5–6: Re-membrane

Breathable membrane installed, new battens nailed, new flashings prepared at chimneys and valleys.

Days 7–10: Re-tile

Tiles laid from eaves up, ridge and hip caps bedded, valleys lined, final hose-test, hand-over photos.

How much does a full re-tile cost in the Klang Valley?
For a 2,000 sq ft double-storey terrace, expect RM 28,000 to RM 45,000 depending on tile choice, scaffolding requirements and the state of the timber underneath. We quote per-square-metre from the roof so the figure does not move once it is signed.
Can we stay in the house during the work?
Yes. The ceiling slab remains intact throughout. There will be noise during the strip-down phase (roughly days one and two) and during ridge bedding, but the bedrooms below remain weather-tight at every stage. We never leave the house exposed overnight.
What if it rains during the job?
We do not strip more roof than we can re-cover the same day. If the forecast turns, we either hold off on the strip or pull tarps over what is open. This is built into the plan, not an afterthought.
Do you supply the tiles, or do we?
Both options are open. Most clients prefer us to supply because we secure a single firing batch and absorb breakage in transit; some clients have a tile preference already on order and we are happy to install. Either way the supplier invoice is shown to you.
What disposal happens to the old tiles?
Salvageable tiles are offered back to the manufacturer’s reclamation programme or to a local stockist. Broken tiles go to a licensed construction-waste handler. Both manifests are shared with you at hand-over.
