A condition survey is the cheapest piece of roofing work most homeowners ever buy. Forty-five minutes of someone qualified looking, photographing and writing — followed by a clear prioritised list of what needs attention now, in twelve months, or never.

What the survey covers

A roof, looked at the way an insurer would.

Every survey includes a ground walk, a ladder climb, an attic check where access permits, and a drone fly-over for the upper hips and valleys. Two people, two hours, one written report sent the same evening.

  • Tile count and condition, noting cracked, slipped, missing or repaired-with-mismatched-tiles areas.
  • Ridge, hip and valley condition — the high-failure-rate elements that absorb the most rain.
  • Flashings at chimneys, parapet walls, skylights — checked for separation, oxidation and sealant failure.
  • Gutter, downpipe and overflow evidence on the elevations below.
  • Attic inspection where accessible: timber moisture, daylight ingress, insulation condition, evidence of pest activity.

Who asks for a survey

Three reasons it is worth the morning.

Pre-purchase

Before you sign on a sub-sale property. The valuation report does not include the roof condition; our survey gives you negotiating evidence.

Pre-renovation

Before you commit to a kitchen extension or a new attic conversion. Knowing what is above the works changes the structural plan.

Ageing roof

For homes between twelve and twenty years old, where small failures are about to start arriving and budgeting becomes useful.

How much does a survey cost?
RM 480 for a single-storey home, RM 720 for double-storey, RM 950 for larger bungalows over 4,000 sq ft. The fee is fully credited against any subsequent repair or restoration work we carry out for you.
What do I receive?
A PDF report of roughly twelve to twenty pages: cover, scope, photographs annotated with findings, a prioritised list of recommended work with rough indicative costs, and a summary letter you can share with an agent or insurer.
Are you independent of the repair quote?
Yes — the survey is a fixed-fee piece of work whether or not you go on to commission us for the repairs. We are happy for you to take our findings to another contractor for quoting.
How quickly can you do it?
Usually within five working days of booking. The written report follows within forty-eight hours of the visit.
Do you survey commercial roofs?
Small commercial (shop lots, warehouse units up to roughly 12,000 sq ft) yes. Larger industrial roofs we politely refer to a specialist partner.
